About Lake Mary
Lake Mary is situated approximately 18 miles north of downtown Orlando and is one of Orlando’s primary areas of office concentration. Proximity to Interstate 4 has been a main driver in the area’s strong economic growth, with many key projects clustered alongside the interstate in the 370-acre Heathrow International Business Center area and nearby Colonial Center.
The area is known for its high concentration of financial and high-tech employment as well as it’s upscale residential areas, excellent schools, and one of the lowest crime rates in the state of Florida.
The current inventory of office space in Lake Mary collectively totals nearly $2 billion in asset value, one of the highest rates in the entire metropolitan area. Average office rents in Lake Mary are at a slight discount compared to the wider Orlando market, and speculative construction has been restrained in the past few years.
Lake Mary scored a major win in 2022, when Deloitte Consulting LLP struck a deal with the Seminole County Commission that enabled it to expand in the area. The company secured incentives in exchange for a 50,000-square-foot expansion to its existing operation at 901 International Drive with a capital investment north of $12 million. The company plans to add 400 jobs as part of this deal. The previous year, Microvast, Inc. announced a planned expansion in Lake Mary that would add an additional 100 jobs, and Benefytt Technologies (Together Health) announced plans to hire another 300 employees.
The American Automotive Association (AAA) has its headquarters in Lake Mary and is among the region’s largest employers. Other key office tenants in Lake Mary include Fiserv, Convergys, Healthfirst, Chase, Duke Energy Corporation, and Mitsubishi Power Systems.
